Finding a tenant and acting as sole agent we can offer the following: 

  • 7.5% - a very competative price.

  • advise on the rental value of your property.                                    

  • advertise the property on the web and in the press.

  • arrange accompanied viewings.

  • reference and credit checks on prospective tenants.

  • draw up legal tenancy agreement.

  • collection of deposit and first month's rent and arrange standing orders into the landlord's account .

  • transfer Council tax and utilities into the tenant's name(s).

 

 Full Management 10% includes the above and additionally:

  • Oversee annual gas certificates and electricial checks where necessary.

  • Day to day maintenance and emergency plumbers / electricians.

  • Inspection of the house twice a year. This would  include ensuring that the property is well looked after and additionally to check if the carbon monoxide and smoke alarms are working at the premises.
  • Where necessery will deal  with late payments.

  • Arrange for cleaning and gardening when necessary.

  • Comply with Inland Revenue regulations.

 

Additional services:

  • Advise on insurance.

  • Maintenance (plumbers/electritians/builders).

  • Preparation / updating of inventory and checking tenants into and out of the premises (₤25 per hour)

  • We have experience in Houses of Multiple Occupation license applications.

We offer a complete planning and design service, from consultation to planning application submissions using our in-house team.

The Deposit

From 6th April 2007, it is the law for all deposits taken by landlords for assured shorthold tenancies, to be protected using a tenancy deposit protection scheme.

We use  the Deposit Protection Service, based in Bristol.
